The site is allocated within the adopted Royal Borough of Windsor and Maidenhead Local Plan for development of approximately 100 residential units (AL40).

It is situated to the east of the Queen Mother Reservoir, a public water supply reservoir located to the south of the M4 and west of the M25. The settlements of Colnbrook and Brands Hill are to the north with Horton further south within the Royal Borough of Windsor and Maidenhead with the administrative boundary with Slough Borough Council running along the northern boundary of the site.

The A4 is to the north which intersects with Junction 5 of the M4 approximately 1 mile to the north west whilst Junction 15 of the M25 is situated approximately 3 miles to the north west. Datchet railway station is around 3 miles to the west which provides direct trains to London Waterloo in just under an hour and to Windsor and Eton Riverside in under 10 minutes. Buses run from the A4 London Road towards Heathrow Airport which is around 5 miles to the east and towards Slough to the west.

In total the site extends to approximately 4.4 ha (10.87 acres). It is bounded by Horton Road to the south and to the north by Springfield Road, an unadopted highway, housing to Layburn Crescent and a small parcel of land which is in private 3rd party ownership. To the west is the reservoir embankment with access roads for the vendor and sailing club facilities. Predominantly, the site is set as open grassland with vegetation to the perimeter. Presently, the site provides access to Datchet Sailing Club and the Vendor with a single storey building of circa 350 sq ft is situated adjacent to the entrance is subject to a licence agreement to The Berkshire Ornithological Club.
