A substantial six bedroom farmhouse situated in a peaceful position close to the Cornish north coast. Approximately 9.69 acres in total, although further land is available.

METHOD OF SALE & LOTTING
The farmhouse at West Milton Farm is for sale by private treaty. An additional 6.27 acre field is being marketed separately at a guide price of £60,000.

(Sales have already been agreed for the adjacent dwelling known as Cornflower Cottage, as well as the agricultural buildings and land on the eastern side of the farm).

PROPERTY
The farmhouse is a large six bedroom character property which measures in excess of 3,700 square feet.

To the ground floor, it benefits from a light and airy kitchen/breakfast room which overlooks the rear garden. This room is particularly spacious and provides a focal point for the house. Additionally, there is a living, dining, and games room, utility, snug, and art room, as well as a study/downstairs bedroom. The entire ground floor is tiled throughout.

There are two staircases which lead up to the first floor. Upstairs there is a family bathroom, as well as five further bedrooms, two of which are en-suite. One of the en-suite bedrooms is situated at the gable end of the house and benefits from a recently upgraded balcony which has pleasant sea views. The other en-suite bedroom also has a dressing room.

Outside, the farmhouse is accessed over a private sweeping drive and a turning circle which provides ample parking. There is a private rear garden which can be accessed around the side of the property, or via the French doors leading directly from the kitchen. The garden is relatively level and consists of lawn and an area of patio. At the bottom of the garden (and also with separate access from the drive) are a set of stables which have internal and external lighting.

LOCATION
West Milton Farm occupies a peaceful rural position yet is within 1.5 miles of the A39 and is just 2.5 miles from the Cornish North Coast as the crow flies. The farm is just half a mile from the nearest bridleway and is approximately 1.3 miles from the hamlet of Shop, where there is a primary school, community centre and convenience store.

The village of Kilkhampton is significantly larger and lies circa 3.5 miles to the southeast. It has several amenities including two public houses, butchers, takeaways, a post office, convenience stores (Co-Op and Spar), church, MOT garage and farm equipment supplier.

LAND
The property includes approximately 9.69 acres (3.92 hectares) of pastureland. The land has recently been used to keep horses, Shetland ponies, pigs and chickens. There is potential for a further field (amounting to approximately 6.27 acres) to be included with the sale of the farmhouse.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Their wholesale interest rates can be lower than retail (bank branch) interest rates
  • They offer more loan options because they work with numerous banks and lenders
  • They can finance tricky deals because of their knowledge and various lending partners
  • They are typically easier to get in contact with, and are less bureaucratic.

However advantages of working with your bank are:

  • You may be able to build off an existing relationship (and gain discounts if you have a checking or savings account)
  • You may already know the banker who will handle your mortgage
  • Banks may be more accountable than a smaller shop
  • They may offer lower interest rates in some cases
  • Their ability to add mortgage to existing banking profile and make automatic payments from linked account.

When you see a property you are interested in on our website, call us 24/7 to arrange a viewing. Or if you prefer, get in touch via our website and we will call you back to find a time to view the property that suits you.

Once you’ve found a property you want to buy, it’s time to make an offer. A bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.

If you have a property to sell, why not see how we can help you.

Or if you’re considering letting your property, we can take the stress out of managing your rental, and our award winning lettings team offer a service that can be tailored to your needs.

Combined with nearly 170 years of experience and one of the highest customer satisfaction scores in the industry, Carter Jonas is the perfect property partner.
